From Last few days there has been a surge of messages from "Whatsapp Economists" with the simple theme that real estate prices will fall drastically due to Demonetisation ie ban on Rs 500/Rs 1000 notes.
My views about how the demonetisation will boost real estate !

From Last few days there has been a surge of messages from "Whatsapp Economists" with the simple theme that real estate prices will fall drastically due to Demonetisation ie ban on Rs 500/Rs 1000 notes.
Here's a few Point Summary of what actual experts with business and economics logic say
1. Demonetisation will flood the Banking system with funds driving down both interest rates on Deposits and Loans.
2. If Interest rate on FD is just 5-6 % interest on Home Loans will come down to 7-8 % (since Banks keep an 2-3 per cent margin).
3. Historically at such Low interest rates Real Estate industry gets a massive boost as property becomes attractive to everyone: Buyers, Investors and even that invisible category called Businessmen/Professionals.
4. Even when prices are same, Apartments come within reach of Buyers due to lower EMI on Loans due to lower interest rate.
5. Investors find Investing in property more attractive than earning a paltry 5-6 % on Bank Deposit as simply buying and renting out gives them more return. PLUS they create an asset and earn appreciation over a period of time PLUS they get income tax deductions.
6. Shopkeepers, Retail Malls, Corporate Houses and even professionals like Doctors, Consultants, CAs jump in to buy property as they want preferred location and once that's gone they may never get that chance again. So, they buy at the first available opportunity instead of waiting for prices to fall.
7. Demonetisation will see the most money flowing in banking system from people in the unorganized / small scale sector: Farmers, Traders, Tailors, Hoteliers, Beauty shop owners, Tuiton classes, small contractors, House Maids, Drivers, Security Guards etc. Crores of new people entering Banking system means that they will also be eligible to get bank loans and fulfill their dream of owning a house
8. Government will have money to invest in infrastructure as Banks will deploy lakhs of crores in Government Securities. With a few lakh crore at its disposal, Government can only boost funding to infrastructure schemes such as Smart City Mission, Swacch Bharat Mission, Housing for All etc which will inturn boost real estate too and make foreign investors invest in a fast developing country.
9. New Airport in town, better connectivity to National/State Highway, Upgradation in City Transport all lead to increase in demand and prices of properties in the city's
10. It is interesting to note that real estate prices show slower rise in countries which have a fully ready infrastructure like USA, UK, Japan etc. Whereas in a developing countries like India, there is a vast difference in prices in a City before and after creation of Infrastructure
Conclusion:
In the final analysis, recent developments such as passing of Real Estate Regulation Act, Demonetisation, Goods and Service Tax etc combined with Government focus on infrastructure will only serve as positive factors for growth of Real Estate industry

India forgot that a 7,500 km coastline is like a 7,500 km 40 lane highway that the country would not have to finance, build or even maintain. It was god’s gift to promote coastal tourism and coastal transport.
Ditto with India’s rivers. Like elsewhere in the world, the biggest cities India had were those on the shores of rivers or seas. But then came the railway network. The British wanted this to become viable and hence promoted rail travel. Riverine cities went into decline and so did India’s rivers. With a majority of population forsakes river travel, it is bound to go into disuse. And abetted by the collusive role that politicians and executives have played all along, it was not surprising that even rivers became polluted. They became repugnant, and traversed only by those who could not afford the rail network.

According to a report by brokerage firm Emkay, states like Delhi, Assam and West Bengal are worst affected and have seen a sharp drop of 32-37 percent in vehicle registrations in the first week of December compared with last week of November. The state of Uttar Pradesh, too, had also seen a decline of 42 percent in first week of December.
Further, in the second week of December, Delhi, West Bengal and Assam saw a sharp drop of 45-73 per cent over the last week of November, the report said.

The number of migrants and refugees who have perished while trying to cross the Mediterranean this year has passed 5,000, the UN said on Friday after two more deadly shipwrecks.
The latest incidents happened on Thursday when an estimated 100 people drowned in the Mediterranean Sea after two rubber dinghies collapsed, the UN refugee agency said, citing reports from the Italian coastguard.

In October, UNHCR declared 2016, the deadliest year ever for migrants trying to reach Europe on the Mediterranean route, when the fatality mark hit 3,800.
Deaths have surged this year because migrant smugglers are increasingly using poor quality vessels while also trying to pack more people on boats, possibly to raise profits, UNHCR has said.
"An average of 14 people have died every day in the Mediterranean Sea during 2016," UNHCR said in a statement.
The higher death rate has come despite a drop in the number of migrants crossing the sea this year compared to 2015.
Last year, more than a million people reached Europe via the Mediterranean, but crossings this year were below 360,000, the International Organisation for Migration said on Friday.
Numbers began dropping dramatically following a March deal between Turkey and the European Union to stem the migrant tide towards the Greek islands.

Russian President Vladimir Putin on Friday said that the recapture of the devastated city of Aleppo by Syrian regime forces was a "very important" step towards stabilising the war-torn country.
"The liberation of Aleppo from radical elements is a very important part of the normalisation in Syria, and I hope, for the region overall," Putin told defence minister Sergei Shoigu in a meeting, the Kremlin said.

The Syrian army said late yesterday that it had retaken full control of Aleppo, scoring its biggest victory against opposition forces since the civil war erupted in 2011. The Kremlin strongman said that after the ouster of rebels from Aleppo, Moscow will now look to end fighting across the country.
"Everything needs to be done for fighting to stop on all Syrian territory," Putin said. "In any case, we will strive toward this." Putin said during his annual press conference today that he hoped that fresh peace talks could get all sides in the conflict to agree to a nationwide ceasefire.
"The next step must be the conclusion of a ceasefire agreement on all of Syria's territory," he said. Putin said that the presidents of Turkey, Iran and Syria had agreed to take part in new peace talks, which Russia had proposed take place in the Kazakh capital Astana.
Moscow has been conducting a bombing campaign in Syria in support of long-time ally President Bashar al-Assad since September 2015 and has taken steps to boost its presence in the country.
Russia forged a deal with Turkey - which supports groups seeking to topple Assad - that saw rebel fighters and civilians leave Aleppo. Shoigu said today that some 34,000 people had been evacuated from rebel-held eastern Aleppo since December 15.
The Kremlin said today that Putin had signed an order to expand Russia's naval facility in the Syrian city of Tartus and allow Russian warships into Syrian waters. Russia's defence ministry said in October that Moscow was poised to transform the Tartus facility into a permanent base, without providing a timeline for its transformation.
Putin that month approved a law ratifying Moscow's deal with Damascus to deploy its forces in the country indefinitely, firming Russia's long-term presence in the country. Russia's bombardment of Aleppo saw the West levelling accusations of war crimes that stung the Kremlin and further strained its fragile relations with the West.
